What is the typical cost of a metal roof?

A quality metal roof can cost several times more than a low-grade regular roof – because you get several times the value in lifespan, minimal maintenance, and energy efficiency. However, the LIFECYCLE COST of a metal roof is several times less than conventional roofing due to very low maintenance and exceptional lifespan compared to replacing your conventional roof repeatedly. Keep in mind, when considering metal vs. asphalt, you are basically choosing between an investment (metal) over an expense (asphalt).

Isn’t a metal roof noisy when it rains?

Big misconception. Typically, metal roofing is installed over plywood and felt or an existing roof with attic space and insulation between you and the roof. Therefore, the sound generated by rain or hail would be similar to other roofing materials. The myth of a noisy steel roof comes from sheds that were built with steel roofing installed on open framing and with no insulation.

What kind of maintenance does a metal roof need?

Your new metal roof will only need a minimum of maintenance. A properly installed metal roof offers decades and beyond of trouble-free performance with little or no maintenance time or expense. Rest assured Manor Metal Roofs will provide a maintenance guide with your new roof.

Can I install a metal roof myself?

Most manufacturers strongly recommend you have an experienced contractor install your metal roof because a poor installation can negate many of the benefits of your metal roof. A recommended contractor will have proper installation equipment and be familiar with time-tested flashing techniques to install your new metal roof in less time and hassle than you could yourself.

Can I use a metal roof on an existing home?

Yes. In most re-roof projects, Manor Metal Roofs can install your new metal roof right over existing roof materials, eliminating costly and time-consuming tear-offs. Occasionally, we will remove the old roof when our roof inspection indicates an improper or damaged roof deck substrate.

How long can I expect my metal roof to last?

A properly installed metal roof can last one hundred years under regular conditions. Traditional composition shingles would have needed repair or replacement several times over during this same timespan. It is more than likely that your new metal roof is the last roof that the home will need.

Does a metal roof attract lightning?

Lightning is attracted to the highest point, not necessarily metal. A metal roof has no greater chance of being hit by lightning than any other type of roof. However, because metal roofing is both an electrical conductor, and a noncombustible material, the risks associated with its use and behavior during a lightning event makes it the most desirable construction material available.

What does the "gauge" of the metal mean?

The gauge is a measure of the thickness of the metal. Metal increases in thickness as the gauge numbers decrease. Manor Metal Roofs offers several gauge options and will help guide you in the decision process for what is appropriate for your particular project.

Why is Kynar 500 the best choice for a cool metal roof coating?

The proven durability of Kynar 500 resin type paint systems allows for stable color and film integrity over decades of exposure. Thus, paint systems based on the Kynar 500 resin have a surface that does not retain dirt, remains cool, and retains its original color better than any other resin type.

What is a cool roof and how does it work?

In general, a cool roof is one that does not absorb solar energy which allows the surface temperature to remain lower. A cool Kynar 500 based prepainted metal roof can be formulated with special inorganic cool pigments which boost the solar reflectance by reflecting more infrared solar energy. These pigments do not affect the visible color, so that darker colors can now perform like lighter colors in terms of their solar reflectance values.

What are the benefits of ENERGY STAR qualified roof products?

Manor Metal Roofs has been an early proponent of ENERGY STAR approved metal roof systems for the following reasons.

What are the energy savings of a metal roof?

According to the EPA, energy savings from installing ENERGY STAR qualified roof products will depend on the geographic location and climate where it is installed, existing insulation levels in the building, the type of roof it replaces, the type of roof installed, and how well it is kept clean and maintained. In general, cooling energy savings can be as high as 50 percent. As a result, building owners may be able to purchase smaller, less expensive HVAC systems.
